Haywood County Real Estate Sales Statistics

 

People often ask me: "How's the market holding up there, Paul?"

The general answer is that is holding up pretty well.

Remember, real estate markets are local.  One market may be doing well when others aren't doing as well.

While sales here in Haywood County are off a bit compared to prior years, they are not suffering as badly

as some other markets are.  As our market is heavily influenced by second home, vacation home, retirement home and investment purchases, we seem to be a bit less affected by factors that often cause major downturns in other markets.

 

I don't expect you take my word for this, so I have compiled the following information from MLS data regarding sales of residential properties here in Haywood County

The above chart depicts the average (or arithmetic mean) of residential property sales

in Haywood County, NC.  

This is computed by taking the sum of all sales each month, and dividing that by the number of sales in that month.

 

 

The above chart depicts the median of residential property sales prices. in Haywood County, NC.

The median is defined as that value which is precisely in the middle of the sample set.

For months with an even number of sales, the median is computed by taking the average of the two values that are

precisely in the middle of the sample set.

 

 

Data points for the above chart are computed by taking the average of the Sell/List percentages for each of the sales closed that month.  The individual Sell/List percentages are computed by dividing the sales price by the list price for the property at the time of the sale.

 

Data points in the above chart represent the average of Days On Market for each month.

Days on Market is the number of days between the time the property is listed and closing of the sale.

 

 

Data points in the above chart represent the number of residential property sales closed in that month.
